The Whole Property
Everyone in one place, nobody on top of each other.
Most large-group rentals are one big house where somebody ends up on a pull-out in the living room. This is two separate homes, fifty feet apart. The early risers make coffee in one kitchen without waking the people sleeping in the other. Teenagers get the barn. Grandparents get a real bedroom and a bathroom with a door that closes.
Between them: four acres of your own — meadow, woods, a playground, fire pits, and the kind of dark sky you don't get near a town.

Barn Manor
A converted barn, two levels and open plan, with a studio-style lower level built around a live-edge table with a blue resin river down the middle. Quieter than the farmhouse and slightly apart — good for whoever wants to go to bed early.

Camp SkyTent
Tree tents hung in the pines, two people each, a four-minute walk from the houses. We decide how many to put up each spring — four this year. The thing everyone photographs, and the thing the teenagers fight over.

A Look Inside
Two kitchens, two baths, two places to sit down.
Everything is duplicated across the two houses — which is the whole point. Nobody queues for a shower, and dinner can happen in one place while somebody reads in the other.

Fireflies over the meadow in June. Enough dark to actually see stars. Fire pits for the part of the evening where nobody wants to go inside yet, a playground for the small ones, and woodland trails for the walk somebody always needs to take alone.

- Twenty minutes to Cornell and Ithaca College. These weekends book furthest out of anything we do — a year ahead is not unusual.
- Milestone birthdays & anniversaries
- Big enough to feel like an occasion, private enough that you're not performing it for a hotel lobby.
- Small retreats & working groups
- Dedicated workspace, fast wifi, and two dining tables that turn into two meeting tables.
Planning something bigger?
This page is for overnight stays. Shared meals and quiet celebrations among your own registered guests are always welcome. But if you're bringing people who aren't staying here — a wedding, a party, a retreat with day guests — that's a separate conversation, with its own agreement and fees.
The Practical Part
What it costs and what we ask
Rates & fees
- Base rate covers 13 guests. Beyond that, $50 per person — it covers utilities, septic load, parking and cleaning.
- Cleaning fee $250 on every retreat booking.
- Dogs $150 per booking. No cats. Assistance animals always welcome.
- Rates move with the season, the length of stay, and what's happening in Ithaca that weekend. Graduation and peak summer cost more.
House rules
- Quiet hours 10 PM – 7 AM. Town of Ulysses ordinance, and we do hold to it.
- Registered guests only unless we've agreed otherwise in writing. Please give us an honest head count — day guests included — when you book.
- Dog owners: pick up after them, keep them off the furniture, and supervise off-leash.
- Keypad self check-in. Doorbell cameras outside only — never inside.

Quiet, but not far from anything.
- Taughannock Falls — about five minutes
- Trumansburg village — a few minutes; food, coffee, the Grassroots grounds
- Ithaca, Cornell & Ithaca College — about twenty minutes
- Cayuga Lake & the wine trail — minutes away
- Watkins Glen — an easy morning
- Ithaca airport — about twenty-five minutes
Book Direct
Tell us your dates. We'll write back with a real number.
Send the dates and how many of you there are. We come back with a firm quote — usually the same day, always within 24 hours. Asking commits you to nothing, and there's no deposit due to find out. Booking direct also costs less than the same nights through Airbnb, and the person replying is one of the two people who restored the place.
