A barn we restored into a two-storey, open-plan home — live-edge woodwork, big windows, a jetted tub with heated floors, and a fire pit out back with pine trails beyond it.
Barn Manor
Our favourite building on the property.
Barn Manor is what happened when we couldn't stop restoring a barn. Two storeys of open-plan space with custom live-edge woodwork, tall windows, and light all day. The lower level works like a self-contained studio — its own queen bed, full kitchen, and the spa bathroom. The upper loft is the bright, airy floor where everyone gathers.
One honest thing to know: it's genuinely open-plan. The two levels connect by an open stair, and there's one bathroom. Couples, small families and close friends love it here. If everyone needs a door, the farmhouse next door has three of them.

A Look Inside
Wood that used to be trees you can point at.
The live-edge counters and table were milled from the property. The windows were chosen for the light. Most of what you'll touch here, we made or restored ourselves.
Outside
Fields on one side, forest on the other.
The fire pit is yours alone, and the evenings around it are the thing guests write about. Behind the barn, pine forest trails run further than you'd expect — and for a few weeks in early summer, fireflies come up out of the grass at dusk.

The pine trails are open to everyone staying on the property. In summer the tree tents at Camp SkyTent sit among those same pines, so we ask guests to walk through quietly and give the campers their privacy — the same courtesy we'd ask on your behalf.
Worth Knowing
You have the barn. You share the land.
Barn Manor sits on a larger private property along with Farm Manor and, in summer, the tree tents at Camp SkyTent. The barn is entirely yours, and so are its fire pit and driveway — unlike the farmhouse, you don't share yours with anyone. There may be other guests elsewhere on the four acres, but nobody walks through your space.
If you want the whole place with no one else on it at all, that's a different booking — and often the better one for a reunion or a big weekend.

What's included and what's extra
Included
- Wifi at 95 Mbps — steady enough for a work call from the loft desk, or an evening of streaming.
- Streaming on both Rokus — Hulu, HBO Max, Disney+, Apple TV and Prime Video, already signed in.
- Linens, towels, coffee, cookware, and the everyday kitchen things you'd otherwise buy on day one.
- Washer and dryer in-unit, plus heat and A/C on both levels — mini-splits, set both to the same mode.
Rates & rules
- Base rate covers 4 guests. Beyond that there's a per-person fee — utilities, septic and cleaning all scale with people.
- Cleaning fee applies to every booking.
- Dogs welcome with a fee — dogs only, and please tell us they're coming.
- Quiet hours 10 PM – 7 AM. Town of Ulysses ordinance, and we do hold to it.
- Registered guests only unless we've agreed otherwise. Please give us an honest head count when you book.
