A restored 1840s home two blocks from Main Street — pool, wood-fired sauna, a twelve-seat table under twenty-foot ceilings. It's our own home, and a few times a year, when we travel, we open it.

Baldwin Manor

Opened a handful of times a year. Worth planning around.

The Baldwin Manor has been a lot of things since the 1840s — most recently a beloved bed-and-breakfast and event venue, and now the house we live in ourselves. We restored it the way we restore everything: wide-plank floors, gas fireplaces, organic latex mattresses in every bedroom, and a kitchen we actually cook in daily.

The honest part: because it's genuinely our home, it's only available when we're away — usually once or twice a year, often around the weekends that matter most in Ithaca. That's not a limitation so much as the reason it feels the way it does. Nothing here is staged for guests. It's a real house, kept the way we keep it for ourselves.

Four bedrooms upstairs, each with its own mini-split, plus an office with a pull-out behind a door that closes. The primary suite has a king, a soaking tub, a jetted tub and its own gas fireplace.

Outside

A backyard that runs the block.

The property spans Elm and Pease Streets — a fully fenced yard with the in-ground pool (May through October), a water slide and pool toys, the sauna, a fire pit, a playground, kids' bikes and lawn enough for actual games. Parking for six-plus cars and a Level 1 EV charger.

One honest note on the pool: it isn't heated, and early-May swimming depends entirely on what spring decides to do. By June it's the center of the house.

Worth Knowing

The whole house is yours — pool, sauna, yard, all of it.

Baldwin guests get full run of the place: the house, the pool, the sauna, the yard and the driveway. The one thing to know is the attached Black Walnut Apartment — a small studio with its own entrance and its own parking space — which may be separately occupied during your stay. Its guests keep to their side; we ask you to extend them the same courtesy.

Travelling as a pair rather than a houseful? The apartment is its own quiet booking, year-round.

The Practical Part

What's included and what we ask

Included

  • Wifi at 232 Mbps, a 65” HDTV with the streaming apps signed in, and a Nintendo Switch for the rainy afternoon.
  • A dedicated office with a door — and a full home gym upstairs: bike, rowing erg, weights and kettlebells.
  • The family kit — pack n' play on request, safety gates, a children's playroom, and the playground out back.
  • Linens, towels, pool towels, coffee three ways, and a kitchen stocked like someone cooks here — because we do.

Rates & rules

  • Base rate covers 8 guests. Beyond that there's a per-person fee, plus a cleaning fee on every booking.
  • Rates follow the calendar — graduation and peak-summer weekends cost more, and book far ahead.
  • Dogs considered on request — the yard is fully fenced, so ask us.
  • Quiet hours 10 PM – 7 AM. It's a village street, and our neighbours stay our neighbours.
  • Doorbell cameras outside only — front, side and back doors. Never inside.

Tell us your dates and the occasion.

Because this is our own home, it opens for a small number of stays each year — graduation weekends, milestone gatherings, and the occasional longer winter stay. Most dates on the calendar below will show as unavailable; that's not a glitch, it's the point. The open ones are real, and they go fast. If your dates aren't open, send an inquiry anyway — if we can line up our travels with your occasion, we will, and if we can't, we'll say so quickly and point you to the farmhouse, the barn, or the whole retreat property instead.

Planning a graduation weekend? Those dates are the ones we most often open for — and the ones that go first. A year ahead is not unusual.
