Farm Manor

Room for eleven, across two proper floors.

Six beds across two floors, sleeping up to eleven. Three bedrooms on the main floor — a king and two queens — and a finished lower level below with two full futons, a twin, a desk and the laundry. That last part matters more than it sounds: the people downstairs get their own floor rather than a corner of the living room.

It's a working farmhouse we brought back ourselves, so the bones are old and the plumbing isn't. One bathroom for eleven is the honest constraint — but it's a good one, and it's on the main floor with the bedrooms, not down in the basement. Jetted tub, rain shower, two sinks.

A kitchen you can actually cook in.

Gas stove, real counter space, cookware that isn't an afterthought, and a dining table everyone fits around. Most groups here cook rather than drive into town twice a day.

Outside

The porch is the best room in the house.

It runs the length of the front, it catches the evening, and it's where everyone ends up. There's a veranda with a table and chairs for the meals nobody wants to eat indoors. Behind the house: the fire pit, the hammock, the grill, and pine forest trails that go on further than you'd expect.

And for a few weeks in early summer, the fireflies come up out of the grass at dusk — over the back lawn, out across the meadow, and away into the woods. You can watch the whole thing from the porch without getting up.

The pine trails are open to everyone staying on the property. In summer the tree tents at Camp SkyTent sit among those same pines, so we ask guests to walk through quietly and give the campers their privacy — the same courtesy we'd ask on your behalf.

Worth Knowing

You have the house. You share the land.

Farm Manor sits on a larger private property along with Barn Manor and, in summer, the tree tents at Camp SkyTent. The house is entirely yours, and so is its fire pit — but there may be other guests elsewhere on the four acres. Nobody is walking through your space, and you won't hear them from the porch.

One practical thing worth knowing before you arrive: the driveway is shared with Camp SkyTent guests in summer. Barn Manor has its own, so you won't be sharing with them.

If you want the whole place with no one else on it at all, that's a different booking — and often the better one for a reunion or a big weekend.

The Practical Part

What's included and what's extra

Included

  • Wifi at 401 Mbps — measured, not estimated. Fine for a work call, or for four people streaming at once.
  • Streaming already signed in — Netflix, Prime Video, Apple TV, Hulu and Max on the Roku.
  • Linens, towels, coffee, cookware, and the everyday kitchen things you'd otherwise buy on day one.
  • Washer and dryer downstairs, which is the difference between a long stay and a laundromat trip.

Rates & rules

  • Base rate covers 6 guests. Beyond that there's a per-person fee — utilities, septic and cleaning all scale with people.
  • Cleaning fee applies to every booking.
  • Quiet hours 10 PM – 7 AM. Town of Ulysses ordinance, and we do hold to it.
  • Registered guests only unless we've agreed otherwise. Please give us an honest head count when you book.
