The Farm Manor (Sleeps up to 11)

Gatherings & Visitors Policy

Perry City Manors Retreat is ideal for family gatherings, reunions, and group stays for registered overnight guests.

Small, respectful gatherings for guests staying on the property (such as shared meals or quiet celebrations) are welcome. Quiet hours (10 PM–7 AM, Town of Ulysses ordinance) are strictly observed.

If you are planning an event, celebration, retreat, or gathering that includes additional guests beyond those staying overnight, please visit our Weddings or Corporate Retreats pages for more information. Larger events require prior approval, separate event agreements, and additional fees.

We are happy to discuss customized options — just reach out.

Property Policies & Fees

To preserve the integrity of the property and ensure a smooth stay for all guests, please review the following:

Occupancy

Maximum Occupancy:

  • 20 guests (summer, with Camp SkyTent)

  • 18 guests (fall–winter)

Please provide an accurate total guest count (daytime + overnight) at the time of booking.

Only registered guests are permitted on the property unless prior written approval is granted.

For each guest beyond 13, an additional fee of $50 per person applies to cover increased utilities, septic use, parking coordination, and cleaning.

Cleaning Fee

A $250 cleaning fee applies to all retreat bookings.

This covers professional cleaning of both homes and preparation of the full property between stays.

Pets

Dogs are permitted.

Pet Fee: $150 per dog, per booking

Owners are responsible for:

  • Cleaning up pet waste

  • Preventing pets from using furniture

  • Managing shedding

  • Supervising off-leash activity

No cats or other animals permitted.

Assistance animals are always allowed.

Parking

Please provide the number of vehicles at booking.

Free driveway parking is available across the property.

Pricing

Rates vary by season, length of stay, occupancy, and local events.

Peak summer and graduation weekends are priced higher.

Base rate includes up to 13 guests.

Extra guest fee applies beyond 13 guests.
